Henderson likes to think of itself as separate from Las Vegas. In a lot of ways, it is. Its own city government, its own police department, its own identity. But the water is the same 304 ppm mineral soup, the dust storms don't check city boundaries, and your windows are taking the same beating as every other home in the valley.
What Henderson does have is unique geography. The McCullough Range to the south and the River Mountains to the east create wind channels that funnel dust directly into neighborhoods like Anthem, Inspirada, and the southern parts of Green Valley. Homes on elevated lots in MacDonald Highlands catch wind from nearly every direction. And Lake Las Vegas properties deal with an added problem: mineral-laden mist off the lake that deposits on glass constantly.
We've cleaned thousands of windows across Henderson, and the damage patterns here are distinct from the west side of the valley.
Henderson's unique dust and wind patterns
The Las Vegas Valley is a basin surrounded by mountain ranges. Henderson sits in the southeastern corner, where the McCullough Range creates a gap that channels wind from the Eldorado Valley. This is why Henderson can feel windier than Summerlin or North Las Vegas on many days, even though it's technically in the same valley.
That wind carries fine desert particulate straight into residential areas. Anthem and Inspirada, built along the southern edge of Henderson, catch the worst of it. Homes facing south or southeast in these communities accumulate dust two to three times faster than homes in central Henderson neighborhoods like Green Valley Ranch.
MacDonald Highlands sits at higher elevation on the hillside above Henderson. The views are incredible, but elevation means more wind exposure. The custom homes up there have massive glass walls designed to capture the panoramic view of the Strip and the valley floor. Those same windows act as dust collectors. We've seen homes in MacDonald Highlands that need exterior cleaning every six weeks to stay presentable.
Community-by-community breakdown
Henderson is a big city (the second largest in Nevada), and conditions vary significantly by neighborhood:
MacDonald Highlands: Custom luxury homes, many valued at $2M to $20M+. Enormous window systems, often 12 to 15 feet tall. The glass investment in a single MacDonald Highlands home can exceed $100,000. Elevated lots mean high wind exposure and fast dust accumulation. Hard water staining is aggressive on south-facing glass. We recommend cleaning every 6 to 8 weeks for exterior surfaces.
Lake Las Vegas: Waterfront and near-waterfront properties with a unique problem. The lake itself creates mineral mist that deposits on glass, separate from the standard irrigation and rain issues. Homes closest to the water develop a hazy film that regular garden-hose rinsing makes worse. Every 8 to 10 weeks on exterior glass is ideal.
Anthem and Inspirada: Master-planned communities with production and semi-custom homes. Standard window sizes, good access, but heavy dust exposure from the McCullough wind channel. Quarterly cleaning handles most homes here. Properties on south-facing lots should consider every 10 weeks.
Green Valley and Green Valley Ranch: Among the most established neighborhoods in Henderson. Mature landscaping means more sprinkler overspray hitting windows. Older homes (1990s era) may have single-pane glass that's more susceptible to hard water etching. Quarterly cleaning with hard water treatment as needed.
Cadence: One of Henderson's newer communities. The homes are newer, the glass is newer, and that's actually the best time to start a cleaning program. Preventing hard water damage on new glass is far cheaper than restoring it later.
The hard water situation in Henderson
Henderson's water comes from the same Southern Nevada Water Authority supply as the rest of the valley. It tests at roughly 304 ppm total dissolved solids, primarily calcium and magnesium carbonates. This is nearly triple the 121 ppm threshold for "hard" water.
Every water source that touches your windows deposits minerals: sprinkler overspray, rain (which collects airborne minerals as it falls through dusty air), even condensation that forms on glass during the rare cold mornings in winter.
The damage progression is consistent:
- Under 90 days: mineral deposits sit on the surface. Professional cleaning removes them fully.
- 90 to 180 days: deposits begin bonding to the glass. Removal requires acid treatment and light polishing.
- 180 to 365 days: moderate etching. Glass restoration is needed, which is more involved and more expensive.
- Beyond one year: many glass types show permanent damage. Replacement becomes the only real fix.
A replacement window on a standard Henderson home costs $400 to $1,200 depending on size and type. On a MacDonald Highlands custom home, a single oversized panel can run $2,000 to $5,000. Prevention through regular cleaning is the obvious math.
What we include in a Henderson home cleaning
A full-service visit covers everything your windows need:
Exterior window cleaning using pure water technology (filtered to 0 ppm, zero mineral content). The water-fed pole system reaches second and third-story glass safely without ladders on tile roofs. Ground-level windows get hand-cleaned with professional squeegees for a perfect finish.
Interior window cleaning with professional, residue-free solutions. We protect your flooring, furniture, and window treatments throughout the process.
Hard water stain removal on affected panes. This uses a controlled acid solution matched to the mineral composition of Las Vegas water. The process breaks the mineral bond without scratching or damaging the glass surface. Homes that haven't been professionally cleaned in six months or more almost always need this step.
Screen cleaning: we remove each screen, hand-wash it, clean the frame channels, and reinstall. Dirty screens reduce natural light by 25 to 40 percent and continuously push dust back onto clean glass when the wind blows.
Window track cleaning to clear packed dust and debris. Clean tracks mean windows slide smoothly and seals last longer. Neglected tracks are one of the top causes of premature seal failure in Henderson homes.
Pressure washing for driveways, patios, walkways, and pool decks. Henderson homes collect the same mineral deposits on hardscape as they do on glass. We can combine services in a single visit.
Recommended schedule and pricing
For most Henderson homes with 40 to 70 windows:
- Quarterly exterior and semi-annual interior cleaning: $250 to $500 per visit
- Hard water stain removal (when needed): $100 to $250 additional
- Screen cleaning: $3 to $5 per screen
- Track cleaning: $3 per track
- Pressure washing: starts at $150, varies by square footage
MacDonald Highlands and Lake Las Vegas properties with larger homes and more glass will be higher. We provide exact pricing after a walkthrough or photo review.
A full year of quarterly cleaning for a mid-size Henderson home runs $1,000 to $2,000. That's less than replacing a single custom window panel.
